Q: The drawings and specifications currently reference a single-ply roofing membrane system (e.g., Firestone UltraPly TPO or approved equal) with a ten (10) year warranty. Please confirm whether alternative manufacturers are acceptable, such as Duro-Last, and if a 30-year warranty option may be submitted for approval as part of this project. Request:

Clarify if manufacturers other than Firestone (e.g., Duro-Last) are acceptable for this project.
Confirm whether extended warranties (e.g., 20-year or 30-year) will be considered, provided the proposed system meets project performance requirements and code compliance.

A: The specifications and project drawings call for a Garland KEE/SBS multi-ply built up roofing system with a 30-year warranty or equal.

Q: So for as the equal as long as we can achieve the 30 year warranty that would be considered equal correct?

A: The bidding contractor must meet or exceed all specified requirements. Please refer to specification section 2.1 in the project specification manual for Requests for Material Substitution.

Q: The beginning of the spec says it’s a Modified Bitumen Membrane (Section title). The Middle says it’s a KEE Single Ply and the installation part refers back to Modified Bitumen Membrane and KEE Single Ply. I believe the intent is to install a KEE Single ply so that is what I am submitting on.

A: The specification calls for a multi-ply SBS/KEE roofing system. Please refer to the specification for the assembly.

Q: The spec does not address the extensive wood deck and fascia replacement needed; see attached photos of lower roof. Was this work already done by M&O or is the Roofer to include this? If a Scope of Work is needed please let me know.

A: Please refer to the scope of work section of specification, additionally the decking is in the bid documents under the DOW - 2. Repair all deficiencies in the wood deck and fascia to match the existing per unit cost.

Q: Item 3.5 States to install a parapet wall coping cap yet the drawings provided show an edge metal. These 2 roofs do not have a metal coping cap. Our reports indicate both roofs have typical edge metal details over wood fascia. This will change the uplift rating/requirement vs a parapet wall with a coping cap.

Q: The drawings show roof insulation and dens deck coverboard. The Spec does not mention insulation.

A: Noted. The spec does not mention it because it is not required in this application. (We will post revised details for clarification)

Q: I have several roofers asking to bid our roof system on the Transportation project. I know the system substitution request Channel Islands Roofing sent in was approved.. Do you want similar request from each of the other 6 or 7 Tremco bidders? If so I will let them know they should send it in right way.

A: Yes, if the qualified bidder is requesting a substitution they must each separately submit a request for review, please refer to the bidding documents posted online, and have the bidders present RFI's through that process if they have any inquiries, do not contact me directly. Additionally, please refer your questions in regards to the facilities to the proper District personnel, that is not my department nor do I make determinations on the products the district prefers to use.
